Small-Lot Development

DDG brings architecture, entitlement experience, and a development perspective to small-lot and infill housing in Los Angeles.

Evaluate the opportunity before fixing the design

Early development questions include the site, existing conditions, the proposed housing type, access, and the scope of planning review. DDG helps organize those questions and develop an architectural direction for further study.

Fairview Terrace: four homes, separate parcels

Completed in 2025, Fairview Terrace consists of four 1,865-square-foot townhouse-style homes using the Los Angeles Small Lot Subdivision ordinance. Each home occupies its own parcel, with no homeowners association.

The project lists DDG's services as design, entitlements, and architecture, with DeWitt Development Group as client and ATEN Construction as contractor.

Architecture and development decisions belong together

Layout, circulation, privacy, outdoor space, and the relationship between neighboring homes deserve attention alongside development objectives. We work from the particular property and project brief rather than assume one arrangement fits every site.

How to begin

Share the property address, existing information, and the type of project you are considering. Together we can define the appropriate initial review, design studies, and architectural scope.

Is small-lot development right for your property?

That requires property-specific review. Fairview Terrace illustrates DDG's completed work; another property may have different development capacity and planning requirements.

For related dated commentary, read The Small Lot Redux. A current project needs its own review.
